Basic Improvements That Can Increase Property Value

Hey Everybody, Sunny with Synergy Real Estate and Property Management here in Bakersfield, CA. How’re you doing today? I hope everything is going well. Today we want to go over a pretty basic topic. What are some minor details that we can do that can increase the value of your property or the perceived value of our investment properties. 

Updating Cabinet Hardware

One option is going through and updating your cabinet hardware. This is something that can be very easy to update. It’s as simple as having someone come in, take off that cabinet hardware and put up new updated cabinet hardware. It’s easy and it makes your cabinets look like a much different type of cabinet, even if you leave everything else the same. They can end up looking very updated, depending on the style of the cabinet.


Adding Backsplash

Another easy option is adding a backsplash. Let’s say you have a really nice basic granite countertop but behind that we have just regular drywall and paint. Something that we can do to add to the perceived value is to add a backsplash, which isn’t very expensive. So we can go ahead and add those in. 


Maintaining Cabinetry

If you’re looking for an easy way to increase property value, updating the cabinets is always a good way to go. Cabinets can get very worn or scratched so we want to make sure that we are taking care of them by painting or resurfacing them. We want to keep them updated as we rent the property out. 


As far as updating I think those are the more basic things that you can do, especially if we want to put the elbow grease in to make your property a little bit nicer. 


Servicing The Roof

As far as the less attainable items for the DIY-er, we will be looking at your systems and making sure they are serviced in your home. For example, if there’s any problem with the roof or there’s any potential wear and tear that looks like it could cause a leak at some point. It would be good to get that patched up and make sure that everything looks good so as to not cause more damage in the future. 


Fix The Plumbing

Another thing would be fixing any minor plumbing leaks that exist. We want to turn on all of the water and make sure that nothing’s getting wet in the apartment. If that’s the case, we need to make sure that those leaks are taken care of so it doesn’t get bigger and then obviously lead to more repairs.


Update Electrical

A slightly more costly option is to go through with some of the older style rental properties and update some of your electrical. Some properties have electrical that either has not been updated in decades or is not wired properly. Actually, rewiring a room one at a time makes it very basic. In some cases just updating the outlets is needed so that way we don’t have any open grounds or we don’t have any electrical problems.

Why Update Electrical?

Aside from the obvious safety reasons you want to update your electrical, especially with how reliant we are on technology. Majority of people work from home. People want reliable systems that are able to hold on to the increased use that comes from that. 

Even more so, we want to make sure our AC units are serviced on a regular basis. We want to make sure that we’re sending notices to our tenants to change filters on a regular basis so we’re not having those systems issues as well.
