Hi, this is Sunny with Synergy Real Estate and Property Management. We’re going to go over Coronavirus, how to lease a property during the pandemic, and possibly even moving forward.
The Bakersfield Association of Realtors, California Association of Realtors, and the National Association of Realtors have all cut out guidelines on how to show property correctly and safely. The guidelines include ways to make sure that we, the realtors, are staying safe and how to keep our landlord and potential tenants safe as well. There are a lot of different criteria for how we lease property. Some of the more basic things we’re doing are cleaning and sanitizing our units, requiring masks during showings, using hand sanitizer and wearing gloves when necessary. In some cases, we enforce wearing shoe booties. We’re making sure that we keep track of how we’re letting people in and what they’re touching in the home. Also, we try to keep a minimal amount of people in that home.
Leasing a Property
Leasing a property in this COVID era is definitely a little bit more challenging than it was before but it’s still very possible. In fact, here in Bakersfield, CA the numbers for how quickly we’re able to get these units rented, the rents that we’re able to get for these units, and even in some cases the amount of applications that we’re seeing on some units have been going up recently for us.
For us, it’s basically business as usual. The only difference is we have to now change the procedure of how we do business. We have to make sure that if the property is occupied we’re not showing the property until the tenant has completely vacated. It does make the process take a little bit longer to get that property rented but everybody is being safer. If the landlord, the tenant, and the prospective tenant are all okay with it then we try to move forward in that direction.
If we’re not able to do so then we want to make sure that the correct protocols are taken. We try to restrict the number of visitors in the home being looked at as we only need the necessary people to check out the property.
What Steps Are We Taking?
- Face Masks– When people are in these properties we want to make sure that they have masks on to prevent the potential airborne exchange of COVID-19 by either parties.
- Hand Sanitizer– When visiting homes we regularly sanitize our hands and want to keep from touching surfaces as much as possible. Also, sanitizing any surfaces that do end up being touched.
- Gloves– when necessary
- Shoe Booties– when necessary
- Electronic Applications– Getting rid of the paper application process limits exposure to our employees and prospective tenants.
We try to make sure that the landlord is satisfied we are taking the correct precautions when showing and renting their property. To ensure that we’re following the guidelines set for us through the California Association of Realtors and the National Association of Realtors.
We still like to do the showings personally because we want to make sure that the property is shown correctly. By not letting random people into a property without having any kind of information, and making sure we can keep the landlord’s property safe. Something we’ve implemented even before COVID was trying to get all of our leasing procedures done online. It provides electronic signatures from prospective tenants and realtors and again, limits that exposure.
Definitely, a few different changes have been made. Technology has really been a big help in all of this. Thankfully, we live in a time where we have access to it and can utilize it to make our jobs more efficient and safe. I do think that’s a really positive effect of what’s happening right now. In the future, there will be some changes that are adopted permanently. But as we progress there may be some things that go back, depending on the situation with COVID.
