Refresh Your Home Before A Sale

If you have been thinking about selling your home lately, you might be in the same boat as a lot of other people right now.  Times are uncertain, jobs are being lost, and the stock market is volatile.  Real estate seems to be at all time high prices, and volatile as well because of the talk of rent moratoriums and mortgage forbearance, you might be thinking, “It’s time to sell!”

If this is you, don’t be afraid, you are one of the many right now, but always look at all options objectively and make the best decision for yourself and your family.  Still choose to sell your home?  Here are a few tips to help market your property for sale for top dollar!

Details, Details, Details

When selling a home, buyers can be turned off by the smallest things.  For example, a red flag might raise if the buyer sees a lot of wear and tear on the floors, or if the shower is dirty and needs cleaning.  In some cases, the paint might be scuffed, and even though this is a small fix, it may turn the buyer off from the house completely.

I cannot tell you how many times I have heard, “I drove by the property and didn’t like the way it looked, so I don’t want to see that property.”  Again, although this could potentially be a minor fix, because it was not taken care of beforehand, it shows that the buyers can be turned off by minor things which can prevent you from selling your home for top dollar.  

We have noticed that, when working with our clients, it is best for them to do a walk-through of their property to determine what is wrong and how it can be fixed.  This, in a lot of cases, can mean spending some more money on your home up front prior to the sale, but once we have spent that money, it seems to happen a lot more often than not, that we end up with well qualified buyers vying for our sellers homes. 

Update Minor Items

One of the main issues that buyers will have with a home is that they do not want to have to do the work to have the home they want.  They, more times than not, will want that home to be turn key and updated to an extent.  There are always buyers that are willing to do more of the work, but in general, those buyers also want to purchase their properties for a lower price.  

As a seller it can greatly increase your chances of getting a qualified buyer at top market price if you update some of the older furnishings in the home.  This doesn’t mean to go spend thousands of dollars on new counter-tops necessarily, however, it could give the home some new life if the light fixtures were updated from the old gold oil lamp looking wall sconces, and “gold plated” sink fixtures were replaced with something a little more modern.

These minor touches may not seem like much to the seller of the home, however, it can make a big difference to a buyer.
